Why Property Managers Need a Reliable Pest Partner
Pest problems land on a property manager’s desk at the worst times. A tenant reports cockroaches in week two of a lease. A vacating tenant needs a certificate before the final inspection. An owner wants to know whether a crack in the skirting board is termites. A pet application comes in and the landlord wants conditions. Each job needs a contractor who answers the phone, turns up when they say they will and sends paperwork that holds up in a bond dispute.
That is the service we built for agencies. One phone number or email address handles every property on your rent roll. Our licensed technicians arrange access with the tenant themselves, and the certificate reaches you without anyone chasing it. Your owners get prompt, documented maintenance, and you spend less time on the phone.
Who Is Responsible for Pests in a NSW Rental Property?
Disputes over who pays for pest control are among the most common maintenance arguments in Sydney rentals. NSW Government guidance sets out the general position:
| Situation | Generally responsible | What we provide |
|---|---|---|
| Pests present at the start of the tenancy | Landlord | Ingoing or vacant-property treatment, with a dated certificate for the condition report |
| Pests that arise during the tenancy because of the tenant’s activities or cleanliness (e.g. rubbish attracting cockroaches, ants or mice) | Tenant | Treatment invoiced to the tenant, with findings noted on the report |
| Pests caused by the property itself (e.g. a hole in the wall that lets pests in) | Usually the landlord | Treatment plus a written note of the entry point so the owner can approve repairs |
| Unclear cause | Depends on property history and the condition report | An inspection report recording what we found and the likely source |
Landlords must also provide a property that is reasonably clean and fit to live in (Residential Tenancies Act 2010, s 52). Our inspection reports record where pests are coming from, which gives property managers evidence to resolve responsibility fairly. This is general information, not legal advice. For disputes, refer the parties to NSW Fair Trading.

Renting With Pets in NSW: Fumigation Conditions Since 19 May 2025
Since 19 May 2025, NSW landlords can only refuse a tenant’s pet for specific reasons, and they cannot charge a higher bond or rent for allowing one. They can still set reasonable conditions. One of the conditions the NSW Government lists is that the premises be professionally fumigated at the end of the tenancy where the animal is a mammal that lives indoors. That condition applies even if there is no infestation, and it still applies if the pet has already left.
Our end of lease flea treatment is designed to meet this condition. We treat carpets, rugs, floor gaps, skirting boards, pet sleeping areas and outdoor pet zones with an insect growth regulator. The certificate names the treatment and the areas covered, so you can tick off the condition at the final inspection. Where a landlord has set professional carpet cleaning as well, book our treatment after the carpets are dry.
Pest Control Services for Real Estate Agencies
Tenant pest call-outs during a lease
Cockroaches, ants, rats and mice, spiders, fleas, bed bugs and wasps. We contact the tenant, book a time that suits them and treat the problem. If the source is a building defect, we tell you so the owner can approve a repair. See our German cockroach control, rodent control, bed bug control and wasp control.
End of lease pest control
An internal and external general treatment after the bond clean, with a certificate in your inbox before the final inspection. If you or the tenant flag pest activity within 30 days, we re-treat free. More about end of lease pest control.
Pet-condition fumigation and flea treatment
For approved indoor mammals, or any tenancy where fleas are present. End of lease flea treatment.
Ingoing and vacant-property treatments
Treating a property between tenancies is the simplest way to show it was pest-free at the start of the lease. That protects the owner from disputes later. We can treat on the day the outgoing tenant leaves, before the incoming condition report is done.
Termite inspections for investment properties
Termite damage is often not covered by building or landlord insurance, and in a tenanted property it can go unnoticed for years. We recommend an annual termite inspection for every rental house, with a written report the owner can keep for their records. If we find activity, we quote baiting or barrier options for the owner’s approval.
Pre-sale and open-home treatments
A cockroach crossing the kitchen bench during an open home costs more than any treatment. Sales agents book us before the campaign photos and first open home. Owners can also book a termite inspection before listing, so a buyer’s pre-purchase report doesn’t bring a surprise late in the campaign.
Strata and multi-unit buildings
Where pests are moving between units, treating one apartment rarely solves the problem. We coordinate with strata managers to treat common areas such as bin rooms, basements and gardens, and give you a report to show the owners corporation.

Pest Prevention Tips to Share With Tenants
- Take rubbish out regularly and keep bins lidded. This is the most common cause of tenant-caused cockroach, ant and mouse problems.
- Don’t leave pet food out overnight.
- Report leaks, holes and gaps promptly. Damp and gaps let pests in.
- Keep gardens and mulch away from the walls of the house.
- Report pest sightings early, before a small problem becomes an infestation.

Before you open, we inspect the site and any second-hand equipment, treat existing activity, install monitoring and set up your pest folder – so you start with documentation in place from day one. If you’re buying an existing café, a pre-purchase pest inspection can reveal an infestation the vendor hasn’t mentioned, and the cost of fixing it.
Daily Habits That Keep Pests Out of Your Café
- Empty and wash the knock box and drip tray at close, and wipe behind the group heads.
- Pull out the coffee machine and fridges for a clean underneath at least weekly.
- Unpack deliveries straight away and flatten cardboard for recycling – never store stock in delivery boxes.
- Keep sugar, syrups and pastries sealed overnight.

- Fit brush seals to the bottom of rear and laneway doors.
- Tell your pest technician about any sighting – don’t wait for the next scheduled visit.
Real Estate Pest Control – Frequently Asked Questions
Who pays for pest control in a NSW rental property?
Under NSW Government guidance, landlords are generally responsible for pests present at the start of a tenancy. Tenants are generally responsible for pests that arise during the tenancy because of their activities or lack of cleanliness. Where the property itself causes the problem, such as a hole in a wall, the tenant may not be responsible. This is general information, not legal advice. NSW Fair Trading can help resolve disputes.
Can a landlord require pest control or fumigation when a tenant has a pet in NSW?
Yes, as a reasonable condition of approving the pet. Since the NSW pet reforms that started on 19 May 2025, a landlord can require the premises to be professionally fumigated at the end of the tenancy if the animal is a mammal that lives indoors. The condition applies even without an infestation. Landlords cannot charge a higher bond or rent for a pet.
Is end of lease pest control compulsory in NSW?
Not automatically. It is generally required when the lease or an approved pet condition requires it, or when the tenant caused a pest problem during the tenancy. Check the lease’s additional terms. Many property managers ask for a certificate as evidence the property was handed back pest-free.
Do you send the pest control certificate directly to the agent?
Yes. On Call Pest Control emails a PDF certificate to the agency within 24 hours of treatment, usually the same day. It lists the address, date, technician name and licence number, areas treated and products used, and we amend or resend it free if needed.
Can you arrange access with the tenant?
Yes. Property managers send us the work order and the tenant’s contact details, and we contact the tenant directly to book a time. For vacant properties we can collect keys from your office or a lockbox.
Can you invoice the owner or tenant instead of the agency?
Yes. We invoice the agency, the owner or the tenant exactly as your work order instructs.
How often should a rental property have a termite inspection?
We recommend a termite inspection at least every 12 months for rental houses in Sydney, and more often in high-risk areas or where termites have been found before. Termite damage is often excluded from building and landlord insurance, so regular inspections protect the owner’s asset.
Can you treat a property while tenants are living there?
Yes. Most treatments use targeted gels, dusts and lockable bait stations, and sprayed areas are safe once dry, usually within two to four hours. We give tenants simple preparation and re-entry instructions when we book.
What if pests come back after an end of lease treatment?
If the agent or tenant reports pest activity within 30 days of an end of lease treatment, we return and re-treat at no charge.
Do you service strata buildings managed by our agency?
Yes. We treat individual units and can coordinate with strata managers to treat common areas, such as bin rooms, basements and gardens, when pests are moving through a building.
