End of Lease Flea Treatment Sydney

An end of lease flea treatment is a professional flea spray of a vacated rental property, carried out before the final inspection by a licensed pest technician. Tenants who kept a cat, dog or other furry pet book it to meet their lease or pet consent conditions. The agent receives a certificate as proof the work was done.

On Call Pest Control treats rentals across Sydney from $99 including GST, with same-day bookings available. We email your agent-ready certificate within 24 hours, usually the same day. We are a family-run, licensed business based in Liverpool, and every end of lease job carries a 30-day re-treat warranty.

Do you need an end of lease flea treatment in NSW?

You need one if your lease or your landlord’s written pet consent says so – which is the case for most Sydney rentals where a cat or dog has lived.

NSW pet rules changed on 19 May 2025. Landlords can now refuse a pet only on set grounds, but they can attach “reasonable conditions” to their consent under the Residential Tenancies Act 2010. The Tenants’ Union of NSW lists professional fumigation at the end of the tenancy as a reasonable condition when the animal is a mammal. In practice, a condition requiring a flea treatment before you move out is enforceable if you kept a dog, cat, rabbit or guinea pig.

If you did not keep a pet, or only kept a fish, bird or reptile, a flea treatment usually is not required. Read your lease and your pet consent form first. If something looks unreasonable, call NSW Fair Trading on 13 32 20 before you pay for anything.

Skipping the treatment when it is a condition of your lease is the expensive option. The agent can arrange it themselves and claim the cost from your bond, often at a higher price than booking direct.

What’s included in our end of lease flea treatment

  • Insect growth regulator (IGR)that stops flea eggs and larvae developing into biting adults. This is the step that protects the next tenant.
  • Outdoor pet areassuch as kennels, decks, sub-floor entry points, verandahs and lawn edges where your pet spent time.
  • General pest sprayfor cockroaches, spiders and ants at entry points, included in the price.
  • Agent-ready certificate and tax invoiceemailed to you, and to your agent on request.

End of lease flea treatment prices

Our prices are fixed and include GST. Each one covers the flea treatment with IGR, a general pest spray and your certificate. We confirm the price over the phone, so there is no inspection fee and no surprise on the day.

Studio or Granny Flatfrom $99
1–2 Bedroom Apartmentfrom $210
3 Bedroom Apartment or Townhousefrom $260

Prices assume the property is vacant and there is no active infestation. If you are seeing fleas jumping on your legs, tell us when you book. An established infestation needs a heavier treatment, and our flea control service covers that work.

Flea treatment vs fumigation vs bug bombs

Many leases say “fumigation”, and tenants search for “pet fumigation end of lease” or “flea fumigation”. What agents actually need is a licensed professional flea treatment with a certificate. The table shows why.

Why fleas survive a clean move-out

Most tenants are surprised to hear a treatment is needed when their pet was on monthly flea prevention and the carpets were just steam-cleaned. The reason is the flea life cycle.

The species found in almost every Sydney rental is the cat flea, which feeds on dogs as readily as cats. Adult fleas are only a small fraction of any population. Most of it is eggs, larvae and pupae hidden in carpet bases, floorboard gaps, under skirting boards and in the soil where pets lie outside. Eggs drop off your pet wherever it rests and hatch within two weeks.

The pupal stage is the problem. Inside a sticky cocoon, a developing flea can wait for weeks or months, protected from vacuuming and most cleaning products. It emerges when it senses vibration, warmth and carbon dioxide — exactly what happens when the next family walks through an empty house. That is why new tenants sometimes report bites within days of moving in, even after a spotless bond clean.

A professional end of lease flea treatment deals with this in two ways. The residual insecticide kills adults on contact and stays active on treated surfaces. The insect growth regulator stops eggs and larvae from maturing. Together they break the cycle before the next occupant arrives.

How our end of lease flea treatment works

  1. Book and get your price.Call or send the form with your address, property size, pet type and key handover date. We give you a fixed price on the spot.
  2. Schedule after your bond clean. We time the visit for after your cleaners and carpet cleaners have finished and the floors are dry.
  3. Treatment on site.Your technician checks for live activity, then treats every room, the skirting boards, floor gaps and the outdoor areas your pet used.
  4. Two-hour re-entry.The property stays closed for about two hours while surfaces dry. We can lock up and return keys if you have already left.

Certificate emailed. You receive the certificate and tax invoice within 24 hours, usually the same day. Forward it to your agent, or we can send it directly.

When to book: the right order for your move-out

Book the flea treatment last, one to three days before you hand back the keys. The sequence that protects your bond is:

Furniture out → bond clean → carpet steam-clean → carpets dry → flea treatment → final inspection.

Treating before the carpet clean wastes your money, because wet extraction strips out the residual product. Once we have treated, avoid mopping or steam-cleaning the floors again before the inspection. Booking too early, more than a week out, gives pupae time to hatch before the agent walks through.

Many Sydney leases ask for a carpet cleaning receipt as well as a flea certificate. Book both together and give your agent the two documents at the same time.

How to prepare for your end of lease flea treatment

  • Remove all furniture, boxes and pet bedding so we can reach every floor edge.
  • Vacuum thoroughly, then empty the vacuum bag or canister into an outside bin straight away.
  • Pick up pet droppings and clumps of fur from the yard and mow the lawn if you have one.
  • Make sure carpets are completely dry after steam-cleaning.
  • Tell us where your pet slept and spent time, inside and out, so we can focus on those spots.
  • Leave gates, sub-floor access and garages unlocked or let us know where the keys are.
  • Treat your pet with a vet-recommended flea product before moving it to your new home, so you don’t bring fleas with you.

What your flea treatment certificate includes

A vague receipt that says “pest control done” can be rejected at the final inspection. Our certificate is set out the way Sydney property managers expect:

  • Property address and date of treatment
  • Technician name and NSW pest management licence number
  • Pests targeted (fleas, plus general pests where included)
  • Products and active ingredients used
  • Areas treated, internal and external
  • Re-entry and aftercare instructions
  • Tax invoice with our ABN and amount paid

If your agent asks for any change to the wording, we will amend and resend it free of charge.

Understanding the Cockroach Challenge:

For tenants, property managers and landlords

End of lease pest control is one of those jobs you only want to do once. Booking the wrong company means re-doing the treatment, paying twice, and risking your bond. Sydney tenants choose us because we get it right the first time and we make the paperwork easy.

Tenants moving out

You don’t need to be there. We work around your cleaners and handover date, collect keys from a lockbox or agent, and email your certificate straight to your inbox. Saturday bookings are available for weekend move-outs.

Property managers

Book between tenancies or on a tenant’s behalf. We send the certificate and invoice directly to your agency for the property file. For portfolios with regular vacates, ask about a standing arrangement.

Landlords

If your outgoing tenant didn’t arrange treatment, or you want peace of mind before new tenants move in, we can treat the property as soon as it is empty. A flea-free home helps avoid early complaints and repeat call-outs.

Who pays at the end of a lease?

For the wider question of who pays for pest control when a lease ends — including cockroaches and other pests — see our end of lease pest control guide.

Safe for the next tenants and their pets

We use registered, low-toxicity products applied to floors, skirting boards and outdoor pet areas, never to animals. Once surfaces are dry, the property is safe for the next household, including babies, crawling toddlers, dogs and cats.

One point for cat owners: never use a dog flea product on a cat. Some dog treatments contain permethrin, which is toxic to cats. For flea prevention on your pet, follow your vet’s advice. Our job is the property.

End of lease flea treatment across Sydney

We are based in Liverpool and treat rentals throughout Sydney Metro, usually same-day or next-day. Our technicians regularly cover the Inner West, Canterbury-Bankstown, Parramatta, South West Sydney, the Eastern Suburbs, the North Shore, the Northern Beaches, the Hills District and the Sutherland Shire.

Apartment blocks in the city and inner suburbs are fine too. Tell us about building access, lifts or loading-dock bookings when you call and we will plan around them.

End of lease flea treatment FAQs

How much does an end of lease flea treatment cost in Sydney?

On Call Pest Control charges from $99 including GST for a studio or granny flat, $210 for a 1–2 bedroom apartment, $260 for a 3 bedroom apartment or townhouse and $320 for a 4 bedroom house. Each price includes the flea treatment, a general pest spray and your certificate, with no call-out fee. Larger homes and active infestations are quoted on request.

It is compulsory when your lease or your landlord’s written pet consent includes it as a condition. Since 19 May 2025, NSW landlords can attach reasonable conditions to pet consent, and professional fumigation at the end of the tenancy is generally considered reasonable when the pet is a mammal such as a cat, dog or rabbit. Check your lease and pet consent form for the exact wording.

Yes, if your lease or pet consent requires it. The condition is about handing the property back in a state that protects the next occupant, not about proving you had an infestation. Flea eggs and cocoons are almost impossible to see, so agents ask for the certificate regardless of whether you noticed fleas.

Not in the literal sense. Agents and leases often say “fumigation”, but what they want is a professional flea treatment with a certificate. We use a residual insecticide combined with an insect growth regulator applied by a licensed technician. Gas fumigation is not used for fleas in a vacant rental, and supermarket bug bombs are not accepted as professional treatment.

Most vacant apartments take 30 to 60 minutes and larger houses with yards take up to 90 minutes. Keep people and pets out for two hours, or until treated surfaces are completely dry. After that the property is ready for your final inspection and for the next tenants.

After. Finish your bond clean and carpet steam-clean first, let the carpets dry, then book the flea treatment. Cleaning after we treat removes the residual layer that keeps working on fleas that hatch after we leave.

Yes. Our certificate shows the property address, treatment date, technician name and licence number, the products used, the areas treated and re-entry instructions, together with a tax invoice. That is the information Sydney property managers check at the final inspection.

No. Most of our end of lease customers have already moved out. We can collect keys from a lockbox, the agent or a neighbour, complete the treatment, return the keys and email the certificate to you and your agent.

Yes, once dry. We use registered low-toxicity products applied to floors, skirting boards and pet areas, never directly to animals. After the two-hour re-entry period the property is safe for the next household, including children and pets.

Our technician will tell you on the spot. A heavy infestation can need more than one visit to fully break the life cycle. We will confirm the price before doing any extra work, and our 30-day re-treat warranty covers you if fleas reappear before your final inspection.

Yes. Property managers and landlords can book on a tenant’s behalf or between tenancies. We can send the certificate and invoice directly to the agency so it goes straight onto the property file.

Fleas need a mammal host, and NSW tenant guidance treats an end of tenancy fumigation condition as reasonable only where the pet is a mammal. If you only kept a fish, bird or reptile, check your lease wording and speak to your agent or NSW Fair Trading on 13 32 20 before booking.
